("IBUYDIRECT Companies" are major house flipping companies such as Opendoor, Redfin, Offerpad, etc.)

  • Although these companies advertise they have no commission fees, they do have "Service Fees" averaging 5% and can get as high as 10% in some cases. 

  • Dealing with representatives and the bureaucracy of a big company 

  • Little room for negotiation 

  • Rushed sale process 

  • No control over the cost of repairs / overcharging repair costs 

  • Repairs needed are sometimes left to the seller to complete 

  • Poor customer reviews 

  • Flippers. These companies want to buy your home at a undervalued price, do a bare minimum rehab, and quickly sell for a profit. 

  • You will pay about 6% in agent commissions on average. 

  • Closing process will usually cost someone 1-3% of the final sale price 

  • Home Inspections and Financial contingencies are needed when a buyer uses a lender
